Most basic home owners insurance policies exclude coverage of damage caused by mold, fungi, and bacteria, says Mark Ferguson, property claim specialist with General Casualty Insurance in Sun Prairie, Wis. Yet that doesn???t mean a mold claim will be denied automatically.

In most cases, if mold results from a sudden and accidental covered peril, such as a pipe bursting, the cost of remediation should be covered, says Ferguson. That???s because technically the pipe burst is the reason for the claim, not the mold itself. Claims are more likely to be rejected if mold is caused by neglected home maintenance: long-term exposure to humidity, or repeated water leaks and seepage.

It???s hard to put a precise dollar figure on mold damage because most insurers don???t separate mold claims from water-damage claims, says Claire Wilkinson of the Insurance Information Institute. About 22% of all home owners insurance claims result from ???water damage and freezing,??? a category that includes mold remediation, according to the III. A 2003 white paper on mold from the III put the cost of the average mold claim between $15,000 and $30,000, at least five times the average non-mold home owners claim at that time.

After a rush of mold claims in the early 2000s, most states adopted limitations on mold coverage. Amounts vary, but a typical home owners policy might cover between $1,000 and $10,000 in mold remediation and repair, says Celia Santana of Personal Risk Management Solutions in New York. Most policies won???t cover mold related to flood damage. For that, home owners need separate flood insurance, which averages $540 per year through the National Flood Insurance Program.

The first load of laundry in Lona Massong’s new Whirlpool Cabrio washing machine went smoothly.

Load No. 2, well, that’s a different story.

Massong filled the machine with clothes, poured in the soap and turned the dial.

When she returned to the first-floor laundry room a short time later, she found herself standing in a pool of water.

She ran down to her finished basement and found the ceiling caving in, the carpet soaked and a wall saturated with water.

Massong and her husband turned off the machine, cleaned up the mess and immediately called Grand Appliance, where the couple had purchased the washing machine.

Two days later, on Aug. 9, a repairman came to their Wadsworth home, dragged the washing machine into the driveway and looked underneath.

It didn’t take him long to find the problem. A clamp that was supposed to connect the washing machine’s drain hose to the drain pump was missing, so when the clothes in the second load began squishing around, the motion dislodged the hose, sending water everywhere.

Grand Appliance replaced the washer but said the damage to Massong’s basement was Whirlpool’s responsibility because the manufacturer failed to attach the clamp.

Massong called Whirlpool, which instructed her to get two estimates. One estimate put the damage at $5,660, Massong said, and another was closer to $6,000.

Whirlpool hired Eagle Adjusting Services Inc. to examine the claim. Eagle Adjusting came up with its own, considerably lower estimate, placing the damage at $4,575.38. It then subtracted $1,072.18 for “depreciation,” saying nothing in Massong’s basement was new.

The final offer from Whirlpool, based on Eagle’s estimate, was $3,503.20, a number that did not sit well with Massong.

If you have water damage on a part of your drywall–say, from a leaky roof over that spot or a plumbing problem–you don’t need to replace the whole wall. If the damaged area isn’t more than few square feet, you can cut it out and set in a replacement piece of drywall. It’s important to work off studs so the new section is solid, and you’ll need to plan on taping and sanding the seams over a few consecutive days.

Things You’ll Need

  • Electronic studfinder
  • Tape measure
  • Pencil
  • Long level
  • Razor knife
  • Drywall saw
  • Screwgun
  • Drywall screws
  • Piece of drywall the same thickness as the existing drywall
  • Mesh drywalling tape
  • Bucket of pre-mixed drywall compound
  • Drywall application knife (looks like a very wide putty knife)
  • Drywall sandpaper
  1. Use your studfinder to locate the nearest studs on both sides of the damaged area. With your level, make two vertical pencil lines at the centers of each of the studs, with the lines running high enough and low enough to span the damaged area.
  2. Use the level again to mark two level horizontal lines between the vertical lines, one above the damage, the other below it. You should now have a perfect square perimeter around the damaged area, with the vertical lines of the square centered on studs.
  3. Use your screwgun to sink drywall screws along the vertical lines, half an inch outside the square and every 6 inches along the line.
  4. With your drywall saw and razor knife, cut out the square at your pencil line. You should end up with a square hole in the wall, with half the widths of the studs visible on either vertical side, leaving the screws just outside the vertical sides to secure the nondamaged parts of the wall to the studs.
  5. Cut your new piece of drywall an 1/8 inch smaller than the dimensions of the square. Set your level along your marks, running your razor knife along the edge of the level, then snapping the drywall at the line and cutting it away from behind.
  6. Set the new piece of drywall in place in the hole. Use your screwgun to put screws along the vertical edges of the piece, into the studs.
  7. Lay mesh drywalling tape over all four seams and spread drywall compound over the seams with your drywalling knife. Let it dry for a day, then hand-sand the drywall compound and apply a second, lighter coat of it along the seams. Repeat the process a third time, with the lightest coat, then give a final sanding and paint it.
